located on Palmetto Caye is one of four parcels on the island. Valued at
$512,000 this property is attractively priced at below market value.
The belize islands has been
surveyed into four parcels (10+ acres each). The windward side of the
belize islands is relatively shallow with the development of a number of
nearshore patch reefs. The nearshore waters off the leeward side of the
Belize Islands have a depth usually within 2M whereas the more distal
areas ranges from 2 to 3M. The southern portion of the belize island is
located on the highest ground.
The entire property encompasses a
semi-developed beach and berm, as well as a ridge colonized by a
tropical littoral forest, and lowland mangroves. The littoral forest and
the beach environment comprises of 15.97 acres while the red, black and
dwarf mangroves 19.32 acres, and the Grass Savannah area 6.62 acres of
the property
The only access presently to the
island is by boat. The nearest airstrips are the Placencia and Forest
Home Airstrips, which are located within a radius of approximately 5
miles to the island. The Big Creek Port lies 3.5 miles to the north of
the belize island while Monkey River Village 5 miles to the southwest.
The closest marine reserve is the Port Honduras Marine Reserve which is 6
miles to the south of the belize islands. There are also other marine
reserves as well as upland or terrestrial protected area in the wider
region of the belize island. These include the Laughing Bird Caye
National Park and the Cockscomb Basin National Park.

Other on-going major developments in the
general Placencia area includes the ‘Placencia North International
Airport’, Ara Macao Resort and Marina, ‘The Placencia Marina’, ‘The
Placencia Resort and Casino’, and a Robert Trent Jones PGA Certified
Golf Course.
General Info:
Palmetto Caye is a 42+ acre belize islands mixed mangrove and coral
based located 4.5 miles south of the popular and quaint tourist
destination of Placencia Village in the Stann Creek District which
places it approximately 36.5 miles south of Dangriga and 73 miles south
of Belize City.
There is currently no development on the belize island. Proposed
development of the 10 acre parcels have centered around the creation of a
wide canal with ocean access that will allow for both Seafront lots and
Canal lots. The excavation of the canal would leave a minimal footprint
and can serve the dual purpose of both providing fill material for the
property and also to provide the appropriate depth (8-10ft) for the
berthing of boats. Additional fill material can be sourced from burrow
sites just northwest of the island.
The nearest offshore development is a proposed project on nearby Harvest
Caye (71 acres) located approximately 1.5 miles north of Palmetto. This
project which includes a Hotel Resort development with a 1500M airstrip
complemented by Private Residential Apartments, Villas and Over-water
villas has just successfully completed the EIA phase and is scheduled to
begin construction during the fourth quarter of 2009.
